As fall sets in, the U.S. housing market is showing signs of stability rather than slowdown. Realtor.com’s September report points to flat national prices, steady inventory growth, and longer selling times — a signal that buyers are weighing options carefully while sellers adjust expectations. The National Association of Realtors describes this as a “slow rebalance” rather than a retreat, with mortgage rates remaining elevated enough to keep affordability in focus.

Across the Austin metro, those same dynamics are playing out — but with a distinct Central Texas flavor. Buyers now have more options, and sellers are finding that competitive pricing and presentation are key to keeping listings from stalling.

Suburbs Show Steady Ground

In Georgetown, activity stayed strong with 262 closed sales, a median price of $455,000, and 4.8 months of inventory — a healthy balance between supply and demand. Homes averaged 48 days on the market, showing that well-priced listings still move quickly.

Leander followed closely with 132 closed sales, a median price of $450,000, and 4.9 months of inventory. Days on market averaged 51, suggesting steady demand for newer homes and family-oriented neighborhoods.

In Round Rock and Pflugerville, the data points to a market in equilibrium. Round Rock reported a median sale price of $399,000 and 4.5 months of inventory, while Pflugerville’s $415,000 median and 5.2 months of supply indicate slightly slower movement — homes took between 52 and 69 days to sell, reflecting a more deliberate pace. Hutto, meanwhile, remains one of the metro’s most affordable markets, with a $390,000 median price, 56 sales, and a lean 3.7 months of inventory, underscoring sustained demand among first-time buyers.

Austin City Reclaims Its Rhythm

Inside the city limits, Austin posted a median sale price of $585,000, 688 closed sales, and 5.8 months of inventory — up from last year but consistent with broader national rebalancing. Homes averaged 69 days on the market, roughly in line with the suburbs. Buyers who once pulled back due to higher costs are re-entering the market as more listings appear and price growth moderates.

Austin’s housing market, like much of the country, is normalizing after several years of extremes. Inventory levels now favor balance, not bidding wars. For buyers, that means opportunity and leverage; for sellers, it means a return to fundamentals — realistic pricing, polished presentation, and patience.

The market may be calmer, but beneath the surface, Austin’s economic base — jobs, innovation, and inward-migration — remains one of the strongest in the nation. Balance isn’t a slowdown; it’s a sign of a market finding its stride again.
